Residents at Flowery Branch Community Will Enjoy Benefit of Planned Redevelopment

Sterling on the LakeThe city of Flowery Branch has adopted a redevelopment plan that could mean downtown Flowery Branch will soon be a vibrant, thriving destination for locals and visitors alike. Residents at The Springs at Sterling on the Lake, an easy-living community from Stonecrest Homes, are located just minutes away from downtown Flowery Branch and all of the retail, dining and recreation opportunities that can be found there.

The concept plan for Old Town Flowery Branch was the outcome of a six-month study that was done on existing infrastructure, development and potential uses for city-owned properties that make up a total of 11 acres. The plan is flexible so that it can be adjusted based on the city’s needs and funding availability, but it currently maintains Main Street and adds pocket parks and more than 200 parking spaces. Also included in the concept were plans for a town center park, upscale townhomes and a new city administration center that would free up additional retail space.

The Flowery Branch Historic Preservation Commission also has a vested interest in the downtown area, and they are looking to expand the town’s designated historic district on the National Register of Historic Places. Currently, only a few commercial buildings along Main Street make up the designated district, but the Commission is aiming to include several blocks surrounding downtown Flowery Branch. A survey presented by the commission includes 160 homes and business that it believes should be included as part of the nationally-recognized historic district.

Both the plan for a redeveloped downtown and the expansion of the historic district will provide residents with a renewed sense of community and a gathering place for events. New homeowners at The Springs at Sterling on the Lake will have a convenient destination for shopping at locally-owned boutiques, eating at one-of-a-kind restaurants and enjoying the scenery of a newly-restored downtown.

The Springs is part of the 1,000-acre master-planned Sterling on the Lake community, and it is home to beautiful ranch and one-and-a-half story homes that are designed for the empty nester lifestyle. There are seven distinct home designs to choose from that are priced from the mid $200,000s, and they include features like two to five bedrooms and optional screened porches, sunrooms, three-car garages and finished basements.

Residents will also enjoy a wide variety of amenities right outside of their door, as Sterling on the Lake is home to 75 acres of lakes, a stunning clubhouse, swimming pools, the Hall County Spout Springs Library, Village Green, Lakeside Pavilion, a grandchildren’s tree house, dog park, community boat ramp, walking trails and so much more.

Lake Location Brings Couple Closer to Family

Stonecrest Homes and The Springs at Sterling on the Lake were recently featured in an Atlanta Journal Constitution article sharing Dick and Gwen Aldridge’s story about moving closer to family.

Dick and Gwen moved from Charlotte, N.C., where they lived for 20-plus years, but weren’t sure about taking the plunge into a retirement-only community. Dick, 71, who retired from the computer networking industry, chatted about their move and their 1 1/2 story home in the multigenerational community on more than 1,000 acres near Lake Lanier.  Read their story here.

Successful Events Held at Easy-Living Community in Hall County

Sterling on the lakeThe Springs at Sterling on the Lake, an easy-living ranch home community from Stonecrest Homes, hosted two events in January and February that were the perfect way to kick off a new year. Both the continuing education course and community brunch saw an outstanding turnout despite less-than-perfect weather conditions.

The continuing education class was held on one of the coldest days we’ve seen this winter, Jan. 23, and 34 agents still braved the elements to attend the fantastic class taught by Juanita McDowell on how to use social media to grow your business. Presented in partnership with Academy Mortgage, this class gave metro Atlanta real estate agents the opportunity to earn three hours of continuing education credits while learning, being treated to a complimentary lunch, touring the Lilac and Cypress model homes and registering to win great door prizes.

new Cypress plan at The Springs at Sterling on the LakeOn Feb. 1, Stonecrest Homes hosted a community brunch at the beautiful Sterling on the Lakes clubhouse that was open to current homeowners and prospective home buyers. This was a great opportunity for everyone to have their questions about The Springs answered by Charles Heiser, the president of Stonecrest Homes, while enjoying a delicious meal from Egg Harbor Café in Johns Creek. A total of 44 guests attended the event, and many of the prospective homeowners in attendance had the opportunity to speak with current homeowners and hear their experiences on building with Stonecrest Homes and living at The Springs. In addition, Jennifer Landers of Newland Communities was on hand to discuss the Sterling on the Lake community as a whole, including future plans and the development of additional amenities and phases. Prospective homeowners were also able to tour the new Lilac model home, as well as several homes that were opened by gracious homeowners already living in the community.

Couple Finds the Perfect Mix at The Springs at Sterling on the Lake

the springs at sterling on the lakeDick and Gwen Aldrige, a retired couple from Charlotte, N.C., chose to move to Georgia to be close to their family. They weren’t convinced that they were ready to move to a retirement-only community; instead, they wanted something that offered a better mix of families, empty-nesters and everything in between.

The couple didn’t have any pre-drawn conclusions about what they were looking for, but they had already looked at several retirement communities and they knew they weren’t ready for that lifestyle. Then, they visited The Springs at Sterling on the Lake community in Flowery Branch. The Aldrige’s were immediately attracted to the fact that the community offered many features that were common in 55-and-up communities, such as ranch homes, lawn maintenance and wider doorways, but there wasn’t an actual age restriction. They liked having amenities where children are playing, as well as active adult amenities that are available just to them.

The Aldridge’s chose a one-and-a-half story home that was built by Stonecrest Homes and includes more than 2,900 square feet of living space with four bedrooms and three bathrooms. The home fit perfectly with their style, even improving upon their home in Charlotte with nicer granite and prettier finishes. As an added bonus, the furniture from their previous home worked with the new layout, making the transition smooth and easy.

One of the most interesting aspects of the new home is a beautiful breezeway between the front door and what Dick calls his “man cave.” This space, which is actually the mother-in-law suite, has become his home office and retreat, which allows Dick to spend time perfecting his hobby, woodworking.

In addition to their beautiful new home, the Aldrige’s love the many activities they that are planned by the community social director. Dick says they get weekly emails highlighting many of the upcoming functions, which has included the Harvest Balloon Festival, movies, dinners, concerts and other get-togethers in the past. The couple has also joined an empty nesters group, which regularly holds dinners, outings and other fun social events, and the community has swimming pools, a clubhouse, multiple lakes and activities that are perfect for their grandson. They also enjoy spending time at the beautiful new Hall County library that was built near the entrance to the community, as well as the nearby marinas and waterfront restaurants on Lake Lanier, including their new favorite, the Fish Tales Lakeside Grill.

But perhaps the best part about Dick and Gwen’s new home at The Springs at Sterling on the Lake is the fact that they are less than 25 minutes away from their daughter and grandson in Cumming, as well as from Dick’s brother in Gainesville.
